Comprehensive Home Inspection • 4-Point Inspection
A Comprehensive Home Inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. On average, a single-family home inspection usually takes 2-4 hours to complete, though this also depends on the size and condition of the home.
After the inspection process, I will send the homeowner/client an inspection report that covers their findings, complete with pictures, analysis and recommendations. It is not required to be present for the inspection, however I recommend attending so the client can receive the most value from my inspection. This allows buyers or sellers to observe the inspection and ask questions throughout the process.

A 4-Point Insurance Inspection is typically performed for a homeowner when requested by their insurance company to obtain a new insurance policy or renewing an existing policy. People often mistake a 4-point inspection for a full home inspection, although the two share a common goal of inspecting the current condition of a home, they do have key differences that you should be aware of before deciding which inspection method is right for you.
The 4-Point Insurance Inspection is far less in scope than a comprehensive home inspection, and is only a limited visual survey of the heating/air conditioning, electrical, plumbing and roof systems.

I follow a comprehensive Residential Standards of Practice procedure. This means that I’ll inspect the visible and accessible structure, systems and components of the home, inside and out, from the foundation to the roof.
Following my evaluation, I’ll compile my findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues I’ve discovered. I’ll deliver your report in a 24-48 hour period, and my job isn’t finished until you understand everything in it.

Wind Mitigation Inspection
The Wind Mitigation Inspection (Form OIR-B1-1802) is not an inspection of the overall structure of the home and does not determine the condition of your home. Wind Mitigation is the process of features that have been added to your potential home to help withstand or increase resistance to high winds caused by a major storm or hurricane.
Florida passed a law requiring insurance companies to offer discounts and credits for these features. Many Floridians do not know of this law and miss out on large premium discounts if they qualify.
If you are interested in knowing the overall condition of the home, I would recommend having a Comprehensive Home Inspection done in addition to your wind mitigation.
